Cooking-related fires are the primary cause of residential fires in the U.S., but most kitchen fires are preventable, if you follow these safety tips:
- Never leave cooking food unattended.

After A Fire
If your home or office should sustain fire damage, occupant safety should be your first concern! After the fire fighters have left, consider the following before going in the building:
- Is the house or office building structurally sound?
- Wet materials can be very heavy, so be careful lifting any contents that are wet.
- Common post-fire accidents involve slip and fall hazards or electrical-related incidents.
- Only do activities that can be safely performed.
What NOT To Do After A Fire
- Don't attempt to clean or use any electrical appliances that may have been close to the fire or that were exposed to high heat or water without consulting an authorized repair service.
- Don't use any canned or packaged food or beverages that may have been stored near the fire or exposed to high heat or water.
- Don't turn on any lights or electrical appliances or fixtures if the walls or ceiling have fire damage or are wet. There might be damage to the wiring.
- Don't attempt to wash any walls or painted surfaces or shampoo carpet or upholstery.
- Don't send garments to an ordinary dry cleaner. Improper cleaning could set smoke odor.
What To Do After A Fire
- Call a qualified restoration company, like SERVPRO of McKinney, for proper cleaning of the structure and contents that were not destroyed.
- Limit movement in the home or office to prevent soot particles from becoming embedded into the carpet or upholstered furniture.
- Keep your hands clean to avoid further damage to upholstery, walls and woodwork.
- Place clean towels or old linens on rugs, upholstery and carpet.
- If the electricity is off, empty the refrigerator and freezer, then keep the doors open.
- Clean and protect metallic finishes, like chrome or brass, with a light coating of petroleum jelly or oil.
- Change the HVAC filter.
- Tape double layers of cheesecloth over the air registers.
- Wash houseplants on both sides of leaves.
Choosing a Fire Extenguisher
Did you know there are five different types of fire extinguishers and that each type is designed for different types of fire? Whether for your home or business, it’s important to have the correct type of fire extinguisher available.
Class A: This is the most common fire extinguisher. It can be used to put out fires in ordinary combustibles such as cloth, wood, rubber, paper and many plastics.
Class B: This type of fire extinguisher is used on fires involving flammable liquids, such as grease, gasoline or oil.
Class C: These fire extinguishers are designed for fires involving appliances, tools, or other equipment electrically energized or plugged in.
Class D: These fire extinguishers are for use on flammable metals, and are typically found only in factories that work with flammable metals.
Class K: This type of fire extinguisher is intended for use on fires that involve vegetable oils, animal oils or fats in cooking appliances. Class K fire extinguishers are generally found in commercial kitchens, but are becoming more popular for use in home kitchens.
Multi-Use: There are fire extinguishers available that are able to be used on several different types of fires. A combination of Classes A, B and C is a common multi-use fire extinguisher.
Winter Storm Tips
Although it doesn’t happen often in North Texas, we do still have days when the temperature falls below 32 degrees F. When freezing temperatures hit water in pipes can freeze, although you might not know it has happened until the pipe has thawed out. We all know that water expands as it freezes and becomes ice. If water has frozen in a pipe, the pipe can rupture due to this expansion of water into ice. As the ice in the pipe begins to melt, the water will escape through the ruptured parts of the pipe, resulting in water damage to your home or office.
Here are some helpful tips for preventing frozen water pipes:
- Keep your house at a warm, consistent temperature both day and night.
- When you know temperatures will be dropping below freezing, allow water to run in all the sinks at a slow, constant drip. It only needs to trickle, and that tiny amount of water will keep the water moving through the pipes and prevent them from freezing.
- Open up the cabinet doors in the bathrooms and kitchen. This will allow the heat from the home to circulate and warm up the pipes.
- Keep the garage door closed to keep garage pipes from freezing.
- If you leave your home for an extended period of time, do not set your thermostat lower than 55 decrees.
- If you do end up with frozen pipes that haven’t ruptured, a hand-held hair dryer or heat lamp can thaw them.
If you do have water damage as the result of a frozen water pipe, call SERVPRO of McKinney at 469-714-4955 for your water restoration needs.
Emergency Ready Program
It is commonly recommended that homeowners should take the necessary steps to winterize their home before the cold winter months arrive; but commercial business owners should do the same thing. A frozen and burst pipe at your business can be even more messy and expensive to remedy and repair than water damage to a home. It is important to have your business properly insulated and your shut off valves identified. This will help reduce the risk of a pipe bursting and minimize the damages should it occur. If your business does suffer this type of damage, having an emergency plan in place will help your business ‘get back to business’ sooner.
SERVPRO of McKinney offers a free Emergency Ready Program (ERP) assessment for your business. This includes a variety of disaster readiness features such as: an app for your phone, shut-off valve locations, priority areas, and identifying the line of command for authorizing work to begin, all of which will help save you time and money in the event of a disaster.
Call SERVPRO of McKinney at 469-714-4955 to begin the ERP process.

The History of SERVPRO
In 1967 Ted and Doris Isaacson started SERVPRO as a painting business located in Sacramento, California. But with a background in the cleaning and restoration, Ted and Doris soon transformed the company into a franchisor of cleanup and restoration specialists. Their business grew and they soon began selling franchises. In 1979, SERVPRO acquired the Bristol-Myers Domesticare Division and its 175 Franchises.
In a strategic move to place itself within 600 miles of 50% of the U.S. population, SERVPRO relocated the corporate headquarters from Sacramento to Gallatin, Tennessee, in 1988. At the time of the relocation, the SERVPRO system consisted of 647 Franchises.
In 2005, SERVPRO moved to a 140,000 square-foot, state-of-the-art facility in Gallatin to provide more room for expansion.

Cleaning the Air in Your Home or Office
Following a fire or water loss in your home or office, there could lingering odors in the air. The technicians at SERVPRO of McKinney may utilize deodorizers as odor treatments; but if something more powerful is needed, we have specialty deodorization equipment to eliminate the odors.
Ultra Low Volume (ULV) Foggers will atomize liquid deodorizing agents, producing a fine mist that easily penetrates sites where odor-causing residues accumulate. The ULV Fogger can also be used to apply fungicides and disinfectants. If needed, the ULV Fogger can also be used to inject the fungicides and disinfectants into wall cavities and other difficult-to-access areas.
Thermal Foggers dispense solvent-based products in large volume, dense fogs suitable for confined areas. The fog consists of tiny particles of deodorant solution that pair with and neutralize odor-causing particles.
The Two Phases of Water Mitigation
Following water damage to your home or office, the water mitigation process is done in two phases. After inspecting your property to determine the extent of the water damage, and with your written permission, the technicians at SERVPRO of McKinney will begin Phase 1, which is to extract as much excess water as possible from the affected areas. This might also include removing carpet pad.
Phase 2, the drying phase, will then begin by strategically placing drying equipment, such as air movers and dehumidifiers. We also have specialty drying equipment to use on wood floors. If moisture is trapped behind wet baseboards or drywall, we will remove these items so that your property can be completely dried out. Throughout the drying phase, SERVPRO of McKinney technicians will use moisture detection devices to determine the amount and extent of moisture in the structure, with a goal for your property to be thoroughly dried as quickly as possible.

Heating Safety Tips
With the cold weather quickly approaching brings the need for heaters. Follow these proper safety tips shared by the National Fire Protection Association will help keep you and your family safe during this cold weather season.
Heating equipment is a leading cause of home fires and deaths. Half of home heating equipment fires are reported during the months of December, January, and February. Some simple steps taken can prevent most heating-related fires from happening.
- Keep anything that can burn at least three feet away from heating equipment, for example: the furnace, fireplace, wood stove, or portable space heater.
- Have a three-foot minimum “kid-free zone” around open fires and space heaters.
- Never use your oven to heat your home.
- Have a qualified professional install stationary space heating equipment, water heaters or central heating equipment according to the local codes and manufacturer’s instructions.
- Have heating equipment and chimneys cleaned and inspected every year only by a qualified professional.
- Remember to always turn portable heaters off when leaving the room or going to bed.
- Always use the right kind of fuel, specified by the manufacturer, for fuel burning space heaters.
- Make sure the fireplace has a sturdy screen to stop the sparks from flying into the room. Ashes should always be cool before putting them in a metal container. Keep the container then a safe distance away from your home.
- Test smoke alarms at least once a month.
Water Restoration Done Correctly
Why should you call SERVPRO if you have water damage in your home? The Institute of Inspection Cleaning and Restoration Certification (IICRC) has established specific criteria for the water restoration industry to follow for proper water extraction and drying processes, which help to minimize the overall damage to your home. If left standing, water can cause hardwood floors to warp, vinyl flooring to peel away and carpets to mold. If water is left to evaporate on its own, it may absorb into other parts of the structure, such as the subfloor, between walls or into ceiling material, causing secondary damage and increasing cleanup costs in the long run.
It is always best to hire IICRC trained professionals, such as SERVPRO of McKinney, to clean up water damage the correct way and according to industry standards.

Using IICRC standards for carpet as a guide, our technicians will show you what cleaning option would be best for your carpet’s level of soiling and explain the benefits of soil protection.

We love our city of McKinney, Texas and we love our first responders! We know that every single day they make the choice to run towards an event that is a potential threat rather than away from it. For that, we are truly thankful for them. We love nothing more than to pop in to their offices and stations throughout our city of McKinney to simply visit with them and surprise them with a lunch as a small token of our appreciation. On this particular day a local fire station popped by our office to see us. It sure was awesome and of course we still had to treat them to lunch. Thank you for serving our city of McKinney, Texas day in and day out so well!
Moisture Detection Equipment
Water can damage your home or office in two ways: by absorption through direct contact with water or by the absorption of moisture from the air. Measuring the amount of moisture in wet materials or in the air is done by using moisture detection equipment, which is later used to verify that all materials have been thoroughly dried.
The moisture detection equipment used by SERVPRO of McKinney includes: moisture sensors, which are used to detect moisture in carpets, baseboards and walls; moisture meters, which are used to determine the actual moisture content of various types of materials; and, thermohygrometers, which are used to measure both air temperature and relative humidity, from which the SERVPRO technician can then calculate specific humidity, dew point and vapor pressure.
After water has been extracted from the property, the information provided by the moisture detection equipment helps the SERVPRO technician determine the type and amount of air movers and dehumidifiers that will be needed to properly and quickly dry all moisture from your home or office.
Heavy Rains Can Cause Flooding
Heavy or extended periods of rain can cause rivers, creeks and lakes to flood low lying areas. Even if you don’t live near a body of water, heavy or extended periods of rain can cause your yard to become so saturated that the surface water in your yard could rise and flood into your home. Outside water is always considered contaminated, so if it floods into your home, in addition to the water damage there is a risk of contamination spreading in your home. Contact SERVPRO of McKinney to clean, restore and eliminate contamination and any secondary damage – including any resulting odors - in your home. Our goal is to restore your property as quickly and efficiently as possible.
Flood cleanup needs to start as soon as possible after the flood. This will minimize damage from the water and keep the cleanup and restoration costs down. The professionals at SERVPRO of McKinney have the training and equipment needed to quickly remove the water.
Cleanup of Hazardous Matter
SERVPRO of McKinney has the team and the tools ready and available to help you with bio hazard cleanup. If your commercial or residential property has any hazardous toxins and you need assistance with the cleanup of this matter, give us a call at 469-714-4955. This could include blood cleanup or bodily fluids. We will come scope your property first and determine what materials need to be removed from the property and what materials can be cleaned. Next we will set up a time to come take care of the cleaning. After cleanup has occurred we will then address any odor concerns that remain from the toxins. This could include our ozone machine or thermal fog machine. We can help make it "Like it never even happened."
What is IICRC?
In our website you’ll see references to IICRC; however, most homeowners don’t know what IICRC is or why it’s important for a water restoration company to adhere to the standards and guidelines established by IICRC. IICRC is the Institute of Inspection Cleaning and Restoration Certification, which is a non-profit organization for the inspection, cleaning and restoration industry. The IICRC is an independent organization that sets and promotes high standards and ethics and technical proficiency within the cleaning and restoration industries. The standards developed by IICRC, which are used by both the water restoration industry and insurance companies, resulted in common terminology, concepts and procedures regarding cleaning and restoration.
SERVPRO of McKinney adheres to the standards and guidelines established by IICRC and requires our employees to be IICRC Certified Technicians. While we hope no one has to experience water damage, if this does happen to you we hope you will have peace of mind knowing you can rely on the IICRC Certified Technicians at SERVPRO of McKinney.

- Fire extinguisher
- Hygiene products
- Extra batteries
- Cell phone charger
- Change of clothes
- Matches in waterproof container
- Wrench or pliers to turn off utilities
- Whistle to signal for help

A home fire can be devastating. The most important aspect is that you made it out of your home safely. You will begin asking yourself if some of your belongings can be saved. SERVPRO of McKinney professionals are experts in cleaning your contents after a fire. We can help answer these questions on what is restorable and what is not for you as we walk the property.
The first thing you will have to do is get rid of the water and moisture. Not doing so will cause further secondary damage and allow mold the chance to grow. We have the proper equipment to extract remaining water and air movers and dehumidifiers to properly dry out your structure. Put furniture on wood blocks if possible and hang clothes, draperies and pillows outside to dry. For non-damaged items, content storage is recommended so nothing can cause harm to them. We can help in this process as well.
For clothes, our professionals recommend dry cleaning. Don’t attempt to clean the clothes, draperies and any other textile items yourself as this can cause permanent damage to them and generally will not remove the soot. If salvageable, a restoration expert can remove the soot from your damaged items.
After you get rid of the soot, you will want to get rid of the smoke smell in textiles and throughout the home. Thoroughly vent your home as much as possible. The experts at SERVPRO of McKinney use specialized procedures such as ozone treatment and thermal fogging to effectively remove the smell. We have a ozone room at our warehouse to place your contents in.
Non-porous items are generally easier to clean than porous items. Ultrasonic treatment and high-pressure water are some of the procedures used. Our equipment and specially formulated cleaning products can successfully remove contamination from your belongings and restore them to preloss condition.
These are a few of the helpful ways you can follow to clean your content after a home fire. The professionals at SERVPRO of McKinney have the proper expertise, tools and equipment to get the job done right and can help with dry cleaning, content cleaning and content storage.

The IICRC outlines five major principles of mold remediation.
1. Make sure safety and health precautions are taken by cleanup professionals, such as SERVPRO. Mold-contaminated buildings can be associated with a number of health problems. Anyone involved in the mold remediation process must be protected from exposure through a combination of practices and controls.
2. A post-cleanup assessment by an independent environmental expert. An effective mold remediation cannot be developed without first determining the extent of the contamination to be removed. To ensure that remediation work is being properly performed, it is highly recommended that appropriate documentation of the remediation process be kept by project management
3. Control of mold before it spreads further. Eliminating mold at the source of contamination is essential. Once mold spores spread through the air, it will be much more difficult to capture.
4. Oversee the proper physical removal of the mold. The mold must be physically removed from the structure. Attempts to isolate mold or remove signs of mold on the surface are not adequate. Note that bleach alone cannot kill mold.
5. Ensure that moisture is controlled to limit future contamination or recontamination. Mold growth is virtually inevitable if moisture is not controlled. Moisture problems must be identified, located and corrected or controlled as soon as possible.
Application of these principles may involve multiple disciplines and professionals from a wide range of restoration and indoor environmental fields.

Home Maintenance to Help Against Storms
Increase grade: The earth around the home should be sloped away from the house to divert water away. Very simply, borrow earth from three feet away from the structure, and toss it against the side of the house thus creating the slope.
Clean rain gutters: Schedule a licensed professional to clean gutters annually. A clogged rain gutter can send water cascading down the exterior wall, which can result in water entering the interior walls.
Divert down spouts: In a quick run to the local hardware store, homeowners can find a black, plastic corrugated 6-inch hose that fits around the base of the downspout. This device carries water away from the house, preventing it from seeping down into the foundation.
Roof maintenance: Where rain is concerned, the roof is the first line of defense. One small tear in a rubber membrane or crack in a tin roof, or compromise in the plywood structure of the roof can prove disastrous for the entire interior of the home. But regular maintenance can preserve the life of the roof. Have a roofer check out your home every five years.
Window repairs: Proper window installation and maintenance is imperative. Modern windows are fitted with wells and drains designed to help direct water outside the house. Improper caulking can prove disastrous by sending water into the house that should be draining away from the window.
Sweep away debris: Especially during spring and fall seasons, when the area’s great trees emit pollen in tumble weed fashion and drop their leaves in mass, it is critical to diligently sweep outdoor surfaces weekly, especially patios and door wells to prevent the collection of debris clogging exterior drains.

Even a small fire can cause odors for years to come if the affected areas are not properly cleaned and deodorized. Fire, smoke and soot damage in your home or business can create unpleasant and potentially permanent problems.
As various materials burn, the smoke produced travels throughout the structure, leaving odorous residues and deposits on surfaces and in hard to reach places. Unless fast, professional action is taken, these residues and deposits can cause permanent damage to contents and may result in resurfacing odors.
SERVPRO Of McKinney professionals provide specialized services that rid in your home or business of offensive odors left by fire or smoke damage. Any restorable item in affected areas will be professionally cleaned and ozoned, including: furniture, draperies and upholstery, electronics, art, flooring, walls, ceilings, HVAC air ducts, and more.
SERVPRO Of McKinney professionals do not cover up lingering odors with a fragrance, they seek out and remove the sources of the odor. Ask our professionals to explain the various deodorization methods available and which will work best for you.
If you or a customer suffer a fire damage or some other accident and require deodorization services contact SERVPRO Of McKinney. Wether it's fire, water or mold damage, or just stubborn odor that refuses to go away.
Mold and the Truth about it
Mold occurs naturally throughout the environment- both indoors and outdoors. In fact, mold spores could probably be found in nearly every structure in the United States, regardless of how new or clean the structure is. That's because mold is no more dangerous than dust or pollen.
Even though some forms of mold can add value to our lives, other forms can be harmful. Excessive amounts of mold, different types of mold and/or exposure to molds may present health concerns for some people.
If there us an ongoing moisture problem in your office, your home, or in your customers home, it is important to be alert for:
- The presence of visible mold
- strong, musty odors which may indicate mold is present
- Any evidence of past moisture problems that might have cause mold growth
If you suspect your home or business is suffering from a mold problem, call SERVPRO. We will call in a air consultant to take air samples and come up with a proper protocol.
Some interesting facts that every person should know about mold before calling the professionals in. Outdoor mold exists nearly everywhere. Most likely, every home has mold somewhere. Not all mold is harmfully toxic but it can certainly cause allergy problems. Mold helps break down, or decompose, organic material. Mold growth in a home is not limited to flooding & water damage – any exposure to moisture such as a lawn sprinkler, condensation, steam in example from an unvented shower in the bathroom or periodic leaking that is not attended to will foster the growth of mold. And your homeowner insurance may specifically exclude coverage for damage directly related to mold.
As you can see, mold in general is not the most exciting thing on the planet. At least I would rather watch mold grow then watch paint dry. When it comes to mold, don’t try to be a self-proclaimed expert, just call in the professionals. Once the right professional is called and verifies that is in fact mold, then you call in the mold mitigation and remediation team of SERVPRO.
Mold Safety Tips
If you think you see mold in your home, do not disturb it. The reason to not do that is you can inadvertently spread the mold infestation throughout your entire home. When mold is disturbed it can release microscopic mold spores that easily become airborne with the ability to circulate inside your home, which is what you want to avoid happening.
What Not to DO:
- Do not blow air across any surfaces with suspected or visible mold growth.
- Do not spray bleach or any other disinfectants on the mold.
- Do not attempt to dry the area yourself.
- Do not disturb or touch the mold.
What to Do:
- Make sure you stay out of any area that you suspect has mold growth.
- Turn your HVAC and any fans you have off.
- Contact SERVPRO.
Here at SERVPRO we are specialists in mold cleanup, remediation and restoration. Our crews are highly trained and certified restoration professionals. We will call in a air consultant to take air samples and come up with a proper protocol. We will then use specialized techniques and equipment to properly remediate your mold problem safely and in a timely manner.
Protecting Your Home From A Leaky Roof
If high winds or hail has adversely impacted the integrity of your home’s roof, your home might also have interior water damage from rain. Putting a tarp over the damaged areas of your roof is a temporary solution until the roof repairs have been completed.
If rain has gotten into the insulation in the attic, it can absorb the water just like a sponge and within a few days the drywall ceilings might become saturated with water. If this happens, it is likely that the affected ceiling(s) will cave into the living space. Water is invasive and can penetrate through the smallest holes, run down roof rafters, along ceiling joists and then down the studs in the walls. It might even seep under the base boards, causing water damage to the flooring in your home.
Once the roof has been repaired, contact SERVPRO of McKinney to help with extracting water and drying the interior of your home. Our professionals use top-of-the-line equipment to extract the water and help speed up the drying process, which will help to reduce the extent of the damage.
Do's and Don'ts After a Fire
A fire in your home can be a devastating experience. Contact SERVPRO of McKinney to help you with the restoration process, but here are some important Do’s and Don’ts to help you before we arrive:
Limit movement in the house to prevent soot particles from being embedded into carpet and upholstery.
Keep your hands clean. Soot on your hands can further soil upholstery, wall and woodwork.
Place dry, colorfast towels or old linens on rugs, upholstery and carpet traffic areas.
If the electricity is off, empty the refrigerator and freezer completely and prop doors open to help prevent odor.
Wipe soot from chrome on kitchen and bathroom faucets, trim and appliances, then protect these surfaces with a light coating of lubricants.
Change HVAC filter, but leave the system off until a trained professional can check the system.
If the HVAC system is left on, tape double layers of cheesecloth over air registers to stop particles of soot from getting in or out of the HVAC system.
Attempt to wash any walls or painted surfaces without first contacting SERVPRO of McKinney.
Attempt to shampoo carpet or upholstered furniture without first contacting SERVPRO of McKinney.
Attempt to clean any electrical appliances that may have been close to the fire, heat or water without first consulting an authorized repair service.
Consume any food or beverage that may have been stored close to the fire, heat or water. (These items may be contaminated.)
Turn on ceiling fixtures if the ceiling is wet. Wiring may be wet or damaged and cause electrical shock, and air movement may cause secondary damage.
Send garments to the dry cleaners. Improper cleaning may set in smoke odor.
Commercial Water Loss
Water damage can strike your commercial property at any time and without notice. The effects of commercial water damage can be devastating to a business owner who is now faced with having to clean up the water damage and needing to reopen their business as soon as possible.
Do you know how to handle water damage at your commercial property? Are you prepared to make the necessary decisions after a pipe breaks, your roof leaks, or the streets flood to protect your property? What is your plan? Who can make the decisions?
Thankfully, this doesn’t have to be as scary as it sounds. A little preparation for a water damage emergency and a plan of action in the event it ever happens can significantly reduce property damage and will get you back to business as soon as possible.
Causes of Commercial Water Damage
Water damage can happen at any time. Whether from natural disasters, leaking roofs, frozen pipes, sewage backups, or flooding, water damage is a serious concern and a major threat to your commercial property.
Understanding the source of the water damage is essential for proper cleanup, as clean water from a broken pipe or a leaking roof during a rainstorm will be treated differently than floodwaters and sewage backups. Always protect your health, and let the commercial water damage experts handle the cleanup and restoration of your property.
Preventing Mold Growth After Water Damage
Proper removal and drying of the water is critical after a water damage emergency, and will prevent any long-term problems some experience after attempting water damage cleanup themselves, or by hiring someone who doesn’t have the proper equipment or experience. Mold growth can begin 24-48 hours after water damage, and starting extraction and drying as soon as possible after water damage is your best line of defense against mold
Mold Mitigation and Remediation
SERVPRO Franchise Professionals work to control and remove mold contaminants while protecting the health and safety of building occupants. When a water leak or intrusion occurs in your residence or business location, act promptly! Contact SERVPRO within 24-48 hours for thorough clean-up and drying of the resulting water damage. Water can damage materials in two ways: first, by direct contact with water; and second, by absorption of moisture from the air. SERVPRO restoration professionals must establish an environment for favorable drying; however, depending on the extent of the water damage, removal of all water-damaged materials might be necessary to prevent or limit mold growth. Moisture control is the key to mold control.
If you are suspect mold may be present in your property, call SERVPRO to help you begin a assessment. We will call in a air consultant to take air samples and come up with a proper protocol.
Controlling Mold Growth
Mold is likely to grow in places that are dark, warm, and humid. These places include kitchens, bathrooms, and laundry rooms. It’s also likely to grow in places that have previously had a water damage that wasn’t dried properly. If you smell something musty in the air or see black spots growing on your walls, you may have mold.
How to Control Mold Growth
- Fix anything that is leaking. That includes pipes, windows, and roofs. A leaking structure or pipe that isn’t fixed will eventually cause mold growth and damage the structure that is absorbing its moisture. Most people discover a leaking roof or pipe when they see secondary damage to their home, like a small pool of water on the floor or a water spot on their ceiling.
- Control the humidity in your home. Mold likes to grow in high humidity. An appropriate humidity level for your home is 40-50% Relative Humidity (RH). In the winter months, it may be lower than 40% RH. You can purchase a home hygrometer (a humidity meter) and temperature gauge at your local home and hardware store or online for less than $10.
- Ventilate humid areas. Humid areas in homes are typically the kitchen, shower, and laundry areas where warm water is used. After doing any of these activities, turn on your ventilation fan.
- Hire an experienced and proven water damage cleanup company. If your property experiences flooding, hire a company with a record of successfully cleaning water damages from properties. This company should extract water and monitor your property as it dries. Ask for documentation to verify your structure has been properly dried.
If you find or suspect mold growing in your home, call SERVPRO. We will call in a air consultant to take air samples and come up with a proper protocol. After that we will assess your property and remediate your mold and help you find the cause of the mold and properly take care of it.
Smoke and Soot Cleanup
Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.
Smoke and soot facts:
- Hot smoke migrates to cooler areas and upper levels of a structure.
- Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.
- The type of smoke may greatly affect the restoration process.
Different Types of Smoke
There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO will assess the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:
Wet Smoke – Plastic and Rubber
- Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.
Dry Smoke – Paper and Wood
- Fast burning, high temperatures, heat rises therefore smoke rises.
Protein Fire Residue – Produced by evaporation of material rather than from a fire
- Virtually invisible, discolors paints and varnishes, extreme pungent odor.
Since each smoke and fire damage situation is unique, each one requires a unique solution tailored for the specific conditions. We have the equipment, expertise, and experience to restore your fire and smoke damage.
Prepare Now for Spring Storms
Spring – and its storms, especially in Texas – will be here before we know it, so start preparing for the storms now! Developing a Storm Emergency Plan and putting together a Home Emergency Kit will help you and your family know what to do during the stormy spring weather in north Texas.
- Develop a Storm Emergency Plan. Make sure every family member knows the safe meeting place to go to inside your home. In case you must evacuate your home, plan an evacuation route and establish a meeting place. Consider an escape ladder if your home has more than one level. If you have young children, elderly people or someone with special needs living in your home, make sure there is a plan in place that will help these loved ones get to safety. It can include phone numbers of doctors and family members, an evacuation route and a location that is agreed upon prior to meet.
- Create your Home Emergency Kit. Consider including the following items in your emergency kit: flashlights, portable radio, first aid supplies, essential medications, waterproof bags, matches, candles, batteries, landline phone, safety gear like gloves and goggles, drinking water and non-perishable food for 3-4 days, emergency contact and doctors’ phone numbers, and a camera to document damage from the storm. Be sure to include non-perishable formula and diapers for babies, and pet food for your four-legged family members.
- Turn off or unplug major appliances such as microwaves, TVs, and computers. This will prevent damage to appliances and overloads to the power system when power is restored
Specialty Drying Equipment
Specialty Drying Equipment used at SERVPRO of McKinney
When water takes over your property having the right tools for the job is important. SERVPRO of McKinney is equipped with the tools and resources you need to take on any size water damage disaster. We use specialty drying equipment that speeds up dry time and prevents any further damage from taking place. When you call SERVPRO of McKinney our team of restoration professionals are ready to respond and serve 24 hours a day 7 days a week.
Dehumidifiers pull moisture from the air and condense that moisture into water which is then pumped out through a hose and down a drain. We have different size dehumidifiers for different size jobs. Moisture that is not removed from the air can damage items that were not in direct contact with the flood. These items could include furniture, pictures, paintings and other various items. Our job is to quickly remove moisture from the air and using top of the line dehumidification is how we accomplish that goal.
Air movers are high powered fans that cause water to evaporate. Air movers direct air flow onto the affected area causing evaporation to take place. These fans are placed in various areas to dry flooring, walls and other water damaged areas within your structure. At SERVPRO of McKinney we use mathematical equations that allow us to place the exact number of fans needed to successfully dry your structure typically within 3-5 days.

When a flood happens give us a call immediately. It will be important to remove the standing water as soon as possible. SERVPRO of McKinney is ready to respond to any size disaster 24/7 no matter the time of day. When you contact our office one of our water damage professionals will arrive within 4 hours to start the water extraction process.
Water continues to move from high to low and from wet to dry even when the source of the water has been shut off. Water will continue to move causing further damage to your contents and property until it is properly extracted and removed from the premises. Our goal is to contain and extract the water to prevent any further loss.
SERVPRO of McKinney uses professional water extraction equipment to effectively remove water from all the affected areas within your property. Our top of the line equipment is effective on carpet, hardwood and all other hard surfaces. Making sure water is removed from every crevice of your property is our number one goal.
After all standing water is removed we will start the drying process. By using the science of drying it is possible to pull additional moisture from materials that may have absorbed water during the initial flood. Our water damage professionals will set up air movers and dehumidifiers which work together to achieve this goal. The air movers primary focus is on evaporation while the dehumidifier pull moisture from the air and condense into water which can be pumped out into the nearest drain. Together these are the most effective tools used to remove moisture from any size water damaged structure.
After equipment is placed we will return to monitor the drying progress once every 24 hours for the following few days. This is to guarantee your property drys quickly and according to plan by collecting moisture readings daily. If we find that a property is taking longer than usual to dry during these monitor checks we will be able to apply corrective actions in a timely manner preventing any secondary damages from taking place.
Once we meet our drying goal your property will be back to pre loss moisture levels. At this point it will be time to remove the drying equipment. If any construction services are needed they will start taking place now that the structure is dry. These services typically but not always include the installation of sheetrock, carpet, carpet pad and hardwood flooring. SERVPRO of McKinney works with a team of professionals who are able to perform these additional services if needed.
Steps to Take if a Water Pipe Bursts
Water pipes can burst at any time, although it happens most commonly in the winter time. If this should happen at your home or business, follow these steps to help reduce the resulting water damage:
· Turn off the water supply at the main valve, which is typically located in an underground cement box at the front of your property near the street, although the valve might be in the garage or near the hot water heater.
TIP: Be prepared and locate the main water valve before an emergency arises!
· If the burst pipe is a hot water line, make sure to also turn off the water valve at the top of your hot water heater.
· Once you have turned off the main water valve, call a plumber to get the necessary repairs done to the water pipe.
If your broken pipe has caused water damage in your home or business, call SERVPRO of McKinney. Our professionals use top-of-the-line equipment to extract the water and help speed up the drying process, which will help to reduce the extent of the damage.
Document Restoration Services
We are not yet a paperless society! If you have a water or fire loss in your home or business, call SERVPRO of McKinney to help with the restoration of your documents. Our first piece of advice if you need this done is to freeze all important papers immediately. They will be much easier to save and restore when frozen. In partnership with SERVPRO’s corporate office, we have access to scientifically proven methods to dry, clean, sterilize and deodorize your documents. The documents are inventoried and kept secure, with appropriate Chain of Custody tracking and HIPPA Certifications for all personnel in the Drying Chamber. If you want your documents digitized, we have state-of-the-art equipment to turn your paper copy into a digital file. If needed, we also offer onsite destruction of your documents.
The Science of Drying!
The knowledge of psychometrics is essential to restoring a structure to its pre loss condition. Where the average Do-It-Yourself homeowner or business owner might be tempted to grab a few beach towels to mop up the mess and place a box fan or two around the damaged area, the SERVPRO of McKinney professionals follow strict industry-approved standards to help lower the chances of any secondary damages.
For starters, one of our trained restorers will:
- Inspect the building to detect ever component that is wet, preventing damage from happening because wet components were overlooked.
- Measure how much moisture is in wet materials and monitor whether the materials are drying properly.
- Speed up mother nature by using professional drying equipment.
What exactly does "speed up mother nature" mean?
A wet building can often dry naturally because our environment always seeks equilibrium. When materials are wet, moisture will naturally move to drier air at the surface of the material - but only if the air is, indeed, drier. The only problem is nature takes too long, and secondary damages occur while the building is drying out.
For this reason, SERVPRO of McKinney professionals have been trained to use top-of-the-line equipment to help "mother nature" along, including equipment to help dry hardwood floors, tough to reach spaces inside walls and much more. We also use state-of-the-art monitoring equipment and a proven scientific process to help speed up the drying process of your home or business.
Tips to Preventing Frozen Pipes!
Tips to prevent pipes from freezing at your home:
- Keep a slow trickle of water flowing through faucets that connect to pipes that run through an unheated or unprotected space. The cost of the extra water is a low cost compared to the cost to repair a broken pipe.
- Seal cracks and holes in outside walls and foundations near water pipes with caulking.
- Keep cabinet doors open to allow warm air to circulate around pipes.
- Insulate pipes that pass through unheated spaces (i.e. crawlspaces, basements, garages).
- Eliminate sources of cold air near water lines by repairing broken windows, insulating walls, closing off crawl spaces and eliminating drafts near doors.
- Know where your main water shut-off valve is. If a pipe freezes or bursts, shut the water off immediately.
- When away from the house for an extended period, be careful how much you lower the heat. A lower temperature may save on the heating bill, but there could be a disaster if a cold spell strikes and pipes that normally would be safe, freeze and burst.
Weatherproofing your home against the cold will help protect your indoor plumbing against the threat of breaks.
Do You Have An Exit Plan?
Every second counts during a fire. In a matter of moments, a small flame can turn into a major fire, making it critical to be prepared by having an escape plan in place. A survey conducted by the American Red Cross shows only 6 percent of families have developed and practiced a home fire escape plan. Once a plan is developed, it is critical everyone in the home understands the plan; the best way to do this is by practicing the escape plan at least twice a year. The following are a few suggestions to help you develop an emergency plan for your family.
Draw a map of each level of your home and show all doors and windows. Find two ways to get out of each room. Make sure all doors and windows that lead outside open easily.
Consider escape ladders for sleeping areas on the second and third floor. Only purchase collapsible escape ladders evaluated by a recognized testing laboratory. Store them near the window where they will be used.
Choose an outside meeting place a safe distance in front of your home where everyone can meet after they've escaped. Make sure to mark the location of the meeting place on your escape plan.
Teach children how to escape on their own in case you cannot help them.
Plan for everyone in your home with special considerations for elderly or disabled individuals.
Practice your fire escape plan at night and during the daytime.
We encourage you to make a plan NOW!
The Water You Don't See!
Even small water damages have the potential to cause serious structural and indoor air quality issues over time. The key to avoiding costly future restoration is to handle every water problem as a real threat to your property. SERVPRO® of McKinney has the equipment, training and experience to find and dry unseen water before secondary damages occur. The proper equipment makes a measurable difference in reducing the damage expense during a fire or water loss. When time matters, technology and equipment must be counted on to perform. SERVPRO® of McKinney will answer your call with fast action and a full arsenal of drying equipment. Here are a few of the tools used by SERVPRO® of McKinney.
- Moisture Sensors are used to detect moisture in carpets, baseboards and walls.
- Moisture Meters are used to determine the actual moisture content of various materials. The moisture tester provides accurate readings, allowing SERVPRO® of McKinney to monitor the drying process.
- Thermohygrometers measure temperature and relative humidity. When armed with this information, SERVPRO® of McKinney can calculate and create an environment most conducive to drying. When facing a contaminated water loss, it is not only important to dry the structure, but the structure must also be disinfected and often deodorized.
- Ultra Low-Volume (ULV) Foggers will atomize liquid deodorizing agents, producing a fine mist that can easily penetrate the site where odor-causing residues may accumulate. This device can also be used to inject fungicides and disinfectants into wall cavities and other hard-to-reach areas.
- Thermal Foggers dispense solvent-based products by creating a dense fog. The fog consists of tiny particles of deodorant solution that attach to and neutralize odor- causing particles.
